Destiny Family Homes Process

We strive to treat everyone like family and build every home as if it were our own. Honesty, trust, and transparency are at the core of everything we do.

Buying or building a home is always an exciting adventure. There are many steps to complete the process. Here are the phases we do to complete your home:

Meet and Greet

We discuss what you are looking to build. Where you want to build and whether you have a property already or need to buy one. We discuss whether you are pre-approved through a lender for a construction loan or paying cash.

More details about the direction you are going

Show pre-approval or cash you want to spend so we can present a home that is in your budget. Discuss any plan modifications you want. We take a $3,500.00 Non-refundable deposit to go to the drafter to draft the floor plan, elevations, and site plans.

Quote

We will present a quote with that plan based on our standard inclusions and list out estimates for other items needed to complete the process of the home. You are welcome to include all in our contract or pay for site works, permits, engineering reports, etc. out of pocket.

Once the plan is acceptable

We will have you select all the items and colors for your home. If there are upgrades we will then provide an updated quote for you to decide what you want to add.

Once we have a final price

We sign contract documents and take 5% of the contract amount minus the $3,500.00.

Plan process

After the contract is signed we have the drafter draw the plans to a full set and send to all consultants for their plans and calculations to be added. Once the drafter has everything back we will be ready to submit to the correct jurisdiction. This takes from 2-4 months. The jurisdictions vary in time frames from 3-12 months to issue a permit.

Bank process

Once the contract is signed it is sent to the bank for them to start their process.

Once the plans have a permit and the lender has closed the construction loan, we can start the site works and then break ground on your new home. Depending on the size it could be from 4-9 months to build.
